Introduction
One of our real estate investor clients bought a semi-detached home in the East York area with the intention of doing a full interior/exterior home flip. Having worked with BVM Contracting on previous projects with a lot of success, they brought us in to try to do the same with 31 Lamb Avenue. BVM Contracting was the Project Manager and Renovation Company that completed the transformation. With budget being the key constraint, the investor utilized BVM Contracting’s Renovation Consultation Services to make sure that the scope of work matched their budget expectations, and BVM Contracting helped them through the design stage to make sure that costs were reduced where available.
Renovation Process
Two items that prevented us from diving right into this whole home renovation in East York were termite issues/damage and asbestos. We had to take care of the removal of the asbestos in the HVAC ducting as well as the boiler, so we had our Asbestos Remediation Company take care of the removal and disposal. For every full interior renovation that we complete asbestos testing is completed to ensure that the home, home owners, and our team are safe throughout the process of renovating. This testing ensures that the project does not get shut down by the Ontario Ministry of Labour and fines are not presented due to negligence.
During the demolition stage, we found the home had active termites and called a termite company to spray Altriset as well as guarantee termite control for one year.
Once renovations to the main, second and basement began it was clear sailing from there. We cleaned up the exterior facade, added new windows and doors as well as giving the backyard a total makeover.
As you can see from the finished project photos below, our interior designer client had no worries selling this home upon completion for asking price.
