At BVM Contracting, we pride ourselves on being able to answer a wide range of questions that relate to home renovations, real estate investing, financing, and anything in between!

+ Do you provide rough estimates for renovation and new home build projects?

Yes. We provide estimates based on your simplified wishlist and can sometimes provide an estimate based on previous work completed if your scope is similar to a project we have priced previously. Contact us to learn more about this!

+ Do you do in-house design work for permits?

At this time we do not have an in-house design team for our clients. Instead we partner with vetted BCIN designers, architects, HVAC designers, and Structural Engineers to bring your project to life and help guide you all under one point of contact. We still operate as a design build firm, but outsource the design work.

+ Do you offer finacing for construction projects?

We as a company do not put up financing for client projects, but we have the ability to refer you to financing specialists to get the process started!

+ How do you operate similarly to a design-build firm?

We do so by inserting our services early on in the design process. We can be trusted to get you an accurate budget once you have your design in place, and also offer recommendations on how to save money and get the most bang for your buck! We operate our estimating/budgeting on the principle of transparency - we will always account for everything we can, and will tell you when you can and cannot remove items from a budget. We would rather be your most expensive quote that is accurate than try to add on cost once we have the contract signed!

+ How many new home builds have you completed or helped with?

Over the last 8 years we have completed over 15 new home projects in the Greater Toronto Area, and the number keeps growing.

+ Are you a registered builder with Tarion?

No, we are not registered with Tarion. We only complete owner-built new home construction projects with our clients at this time.

+ How many projects do you complete per year?

This depends on the size and complexity of each job. To ensure that we are providing the correct level of value to each customer we try to complete around 8-10 large projects (custom homes, home additions, interior renovations) per year, and only take on 3-5 projects at a time. Each project is staggered to ensure our vendors and subcontractors can jump from job site to job site efficiently to prevent delays in our home building projects.

+ How far in advance do you usually book projects?

Currently we book projects anywhere from 3 months to 2 years in advance, it depends on the type of project. Because the process of obtaining building permits sometimes takes a few months, and to allow clients to save up the right amount of money to complete their renovations (or to refinance their mortgage to utilize the equity for the renovation) we have a flexible booking schedule.

+ How much of a deposit do you require to hold a project spot?

$25 000 + HST upon signing our contact. Once the project commences, this deposit is used towards the total amount of the project. If the project is more than 3 months out but our clients would like to commit to working with us we can offer having the client sign a Letter of Commitment/Intent. This is 25% of the contact deposit ($6 250 + HST) and slots you into one of our project spots until all of the budgeting/scope finalization work is completed.

+ Do you offer references to potential clients?

Yes, but we only provide references once the client has drawings in place and we have put a budget together for your project. It is done this way to reduce the number of people reaching out to past clients! In the meantime you can check out our client testimonials and videos located on our home page!

+ When do you disclose your contract to potential clients?

Anytime, we have nothing to hide and the sooner you review it the better!

+ I have permits in hand and looking to start my project ASAP. Can you help quote the project?

Even though BVM Contracting prefers to work with clients throughout the design process to help guide the client's decision making (and overall try to keep the renovation within budget), we do allow people to send in their permit drawings for us to review. BVM Contracting will complete in-person or virtual meetings to learn more about the project and determine if we are the right fit for the project!

+ How do I start the process of renovating my property?

+ Where do you complete most of your work?

BVM Contracting has historically completed work on the east-end of the Greater Toronto Area (Scarborough, East York, Old Toronto, North York), but with recent success and growth we are able to service areas like Pickering, Ajax, Vaughan, Richmond Hill, and Markham on a case-by-case basis! + Do you offer budget pricing for potential projects that do not yet have permits?

Because of BVM Contracting's database of recently completed projects, we are able to provide accurate budget pricing for custom homes, home additions, interior renovations, basement apartment renovations, and any other large renovation projects you are thinking of completing. Contact us to set-up a no-committment renovation consultation to discuss your wish-list and we can start working on getting you budget numbers for your project!

+ How Accurate are your Budgets?

Very. Once we have permit-ready drawings (with structural information) we procure everything through our sub-contractors and vendors to get confirmed pricing for your project. The budget is always subject to change based on commodity price increases, unknown conditions of the home/property, and changes to the agreed-upon scope of work but we are transparent along the way and try to account for every known variable to get you an accurate budget for your project.

+ Do you allow clients to manage portions of the project to save money?

Yes! This is something we are very well-versed in because we historically work with very hands-on clients. We allow our clients to shop for finishes and take on any portion of the project after drywall that they would like to complete. Managing anything before the drywall phase is evaluated on a case-by-case basis, so please contact us with your specific needs about this!

+ I am about to buy a home that we want to renovate but don't know what the cost of the renovations will be. Do you provide a renovation consulation to determine the budget for the renovations.

Yes! We have completed numerous home renovation consultations for clients looking to get a good idea about the renovation costs for the home(s) they are looking to buy. We have done this for purchase plus improvement mortgages as well, which requires a quote to be submitted in order to qualify for mortgage. Contact us to learn more about this service!
