You have had many meetings with your Architect and have the working drawings/plans in hand, so your next step is to contact a General Contractor who will meet with you to explain what is entailed in the process of a second story addition and the related costs.
The process for a second story addition to a bungalow involves removing the existing insulation and roof in order to lay the new floor joists and flooring package, so the cost isn’t as significant as it would be to install a new foundation for an extension.
Adding a second story would be the ideal time to add height to your main floor living space with the addition of a row of masonry block prior to the installation of the new floor joists. From there, the framing of the new living space is completed along with the new roof. If your addition includes an attached garage, you will require a new foundation laid in order to accommodate it.
“By persisting in your path, though you forfeit the little, you gain the great.”
-Ralph Waldo Emerson-
While the various trades continue with their work inside the new addition, the exterior is being taken care of and finished off to the exact specifications in your drawings.
With your home addition drawing to a close, it is time to think about what’s in store for your landscape. Landscaping does suffer during an addition as temporary fencing, a port-a-potty, and disposal bins all wreak havoc on your lawn and driveway. General Contractors do not usually quote the restoration of your landscape unless your specifications ask for it. So make sure that you budget for your landscape as well.
An addition such as the one described above typically takes up to four months to completion as it only entails building the addition and finishing the second story. Other major home additions like the one we completed on Haileybury Drive (featured tab on our website) called for an entire interior renovation, and we completed it within seven months.
The completion time of your renovation will depend upon the finishes that you choose and how detailed the work is, so no two renovations are alike. No matter the type of addition, you will gain a great outcome obtaining additional living space for your family. The icing on the cake would be having a hand in your home’s design in order to truly make it your own.
